SRT and NHA are goign to Make Joint venture on 105 Rai of Bangsue Railway Yard
for SRT Housing with 7 Billion Baht investment

Prachachart Thurakij - August 28-30, 2006

SRT and NHA are going to make Joitn ventue on 105-Rai of SRT land in bangsue Railway yard for 10000 units of housign with total investmetn of 7 billion Baht.


However, they are going to start the 1st phase (2000 units) on 27 Rai of SRT land for
16-floor condomenium with investment of 1 billion Baht. This 1st phase is for 670 families of
SRT workers in Makkasan to make the way for City Air Terminal.

Furthermore, Purajat Jaiyakorn Railway hospital will be also moved form Makkasan to Bangsue. along with schools in Makkasan area.

The business plan will be as follows:

1) Leasing 7-20 Baht/sq-m/month (1 unit is 32-40 sqmeter)
2) Purchasing at 550000 Baht/unit (about 10000 Baht/sq-meter).... with loan from
GSB and GHB and 15-30 year installment plan

This housign can be transferred to someone else ...

Now, there are 508 families of SRT workers and 357 slum dweller inside that SRT land in Bangsue ... which need either move to somware else for slum dwellers or askign SRT workers to purchase the new coondomenium.

If ther are soem leftover condomenium, they can be sold/rent to someone else.

Interesting. Hopefully Bangsue will be part of a real-estate masterplan. Otherwise, I hope Bangsue can be the location of our locomotive and rolling stock factory....OR....new Hualamphong.

Speaking of Hualamphong, in the long term future, is there any possibility that underground floors and platforms can be built for future Highspeed trains and such? It would be wonderful if Hualamphong can retain its old structure, but can handle a greatly increased capacity.

Not Goign ot Be that Easy .... for the case of Hua Lamphong .... Unltess you are willing to be in CONFLICT with MRTA on Hualamphogn station

Isn't the only MRTA underground platform the walkway from the SRT station to the MRTA station?

What I meant was we somehow redo the foundation of Hualamphong (obviously costing a lot of money) and adding a few extra underground platforms for highspeed trains, commuter trains, and intercity trains.

Well, As you should have known, tghe founddation pins of that day were thsoe teak logs .... or so.

I just WONDER how are gou gonna do away with Those teak logs (foundation pins) without creating collapse of Hualamphong termial?

Well, as I have seen in numerous Discovery channel reruns, they've been able to transfer an elevated highway in Boston from an old foundation to another. I assume this is also possible with buildings given the proper technique and especially money...

You build a new foundation, perhaps by excavating land near the terminal building and creating a new foundation underneath the terminal then transfer the load from the old foundation to the new foundation when ready.

Engineers out there, is this even a remote possibility?

Then, Please give me your explantion what you have seen in the transfer of an elevated highway in Boston from an old foundation to another from Discovery Channel Step by Step ... NO ASSUMPTION PLEASE!!!!! Seriously!

Go Digging Deep into Details anf take a look at what should be done to encounter the differnt type of clay and soil arpoudn Hua Lamphogn area ...

Vendors lose millions as fire guts third of Bo Bae market

Blaze rages more than eight hours

The fire-gutted part of Bo Bae wholesale garment market has been declared off-limits, pending a detailed safety inspection and police investigation. Fanned by strong winds, the blaze quickly engulfed wooden shophouses in Bo Bae Saphan 2 after it broke out about 8pm Friday.

Fuelled by large quantities of textiles and clothing, the fire raged for more than eight hours. Narrow streets hampered fire trucks from getting close to the scene. The fire, described as the worst in 50 years, destroyed 90 shophouses covering two rai of the market, most of which is located in Pathumwan district. The entire market covers a 6.25-rai plot of land.

A 40-year-old garment vendor who identified herself as Aun said she saw the flames and alerted the market's security guards. But the fire alarm failed.

''The fire spread quickly. At first, fire trucks were forced to douse the flames from the (Phadung Krungkasem) canal,'' she said.

The blaze affected at least 150 vendors, some of whom said it wiped out all their earnings. Damage was put in the hundreds of millions of baht.

The Bangkok Metropolitan Administration (BMA) has declared the area a danger zone. Some buildings collapsed during the fire and at 7am yesterday, two hours after the flames were brought under control, smoke still billowed from some spots.

City hall has also asked street vendors along the canal to suspend business to enable rescue work.

Holiday-makers were also left stranded on Friday night by the blaze which held up passenger train services heading out of town from Hua Lamphong terminal.

The fire-ravaged community was located near a rail track. The trains finally went through about 3.30am yesterday. Fire-fighting operations were halted occasionally to let the trains pass.


The blaze came at the height of a relocation dispute between the vendors and the BMA, but Governor Apirak Kosayodhin rejected any connection. He said the blaze site was not in the disputed area.

Mr Apirak, Interior Minister Aree Wongaraya and senior city officials went to the scene to direct fire-fighting operations.

Mr Apirak also pledged to provide help to fire victims. The BMA has set up two relief centres _ at Wat Boromniwat Ratchaworawiharn and near the canal _ to provide help. Pathumwan district will initially pay compensation of 45,000 baht to people who lost property in the fire.

The fire was said to have started in a deserted flat, but police and forensic experts have yet to fully inspect the area. Pol Maj-Gen Kamol Kaewsuwan, deputy chief of the Metropolitan Police Bureau, declined to comment on the possibility that it was arson.

Garment vendor Nuan, 48, said this is her worst New Year ever, and hopes some of her stocks will survive the fire.

''New Year is the time for making money. We stock up large supplies for sale. I hope there are some goods left for me to recoup,'' she said.

The community spirit was not dampened, though. Wanida Chuanrungwattana, 39, who owns a lingerie shop, yesterday fried more than 100kg of chicken and handed out over 1,000 rice boxes to fire victims and rescue workers.
